Sea Feather Estate is a small collection of newly built villas within Golden Rock Resort on St. Eustatius, a Dutch island between St. Maarten and St. Kitts. Every villa is single-story, has its own pool, and looks out over the ocean.
You hold one-eighth of the shares in the company that owns the villa and its freehold land, delivered by a civil-law notary under Caribbean Dutch law. The price is all-in: company formation, notary and legal fees, construction supervision, and the first deposit into the maintenance reserve are included, and no transfer tax is due on your purchase. You arrive to a stocked refrigerator and a villa that has been looked after. You simply come home.
The villas
Eight owners to a villa, each holding one-eighth. Both villas are single-story, with indoor and covered outdoor living space of about 3,800 square feet, a private pool, and a landscaped garden. Set against the Quill, with views across the Atlantic toward St. Barth, St. Kitts, and Sint Maarten. With only five villas released each year, co-ownership is open to a select few.

What all-in means
An eighth means an eighth of everything. The purchase, the monthly contribution, the maintenance reserve, a new roof in fifteen years: every cost of the villa is carried by eight owners, not one. Whoever buys a whole villa and uses it six weeks a year carries the full cost alone, and depends on rental income for the weeks the house stands empty. A co-owner does not. And because you acquire shares rather than the property itself, the price is all-in: no transfer tax, no separate closing costs.
After that, one monthly contribution covers property taxes, insurance, the resort fee, garden, pool, and villa maintenance, professional management, and a reserve for the villa and its inventory. Cleaning is charged per visit and utilities at local rates, so you only pay for what you use.
Six weeks a year
A comparable villa on St. Barth rents for USD 12,000 a week or more in season. Six weeks a year comes to USD 72,000, every year, with nothing to show for it afterward. The comparison below is simply between paying for six weeks and owning them.

Cleaning per visit and utilities at local rates come on top in both cases. Should you rent out weeks you do not use, half of the net rental income goes to the owners.
Your use through the year
Each owner enjoys six weeks a year, 42 nights, booked as full weeks from Saturday to Saturday, from two weeks up to two years ahead. The special dates are shared fairly: Christmas, New Year’s Eve, and Thanksgiving rotate among the owners, so the same person is never there for every occasion.
On arrival, the resort driver brings you to your villa, where the refrigerator has been stocked to your wishes. Housekeeping, the garden, the pool, and maintenance are handled between visits.
In the weeks you are not there, you can have the villa rented through the resort. Half of the net rental income goes to the owners; the resort handles guests, housekeeping, and everything in between. Your choice, week by week.
The island
The resort
The villas stand on the grounds of Golden Rock Resort, open since 2021. As a co-owner you use everything the resort offers, not as a guest but as a resident.






Almost entirely off-grid: 2,240 solar panels with battery storage, reverse osmosis that turns seawater into drinking water, greywater reused for irrigation, a greenhouse growing produce for the restaurants, and more than 140,000 trees, plants, and shrubs planted. Your villa runs on the same systems.


Come and see it
The first share at Sea Feather Estate was bought by an American who came to Statia to dive. He stayed at Golden Rock, saw the villas from the water and from the terrace, and decided before he flew home. It happens more often than you would think: the island is easier to understand once you have stood on it.

Why this holds up
The villa company owns the villa and the land beneath it outright, with no government concession and none of the permits foreigners need elsewhere in the region. St. Eustatius is a special municipality of the Netherlands.
The company is the registered owner in the public land registry. Your shares are delivered by a civil-law notary, and transferred the same way when you sell, at a price you agree. Co-owners are informed first.
The villa company is professionally managed for its owners. Rental, when you choose it, runs only through the resort, never through Airbnb or Booking. That keeps it quiet, and keeps the standard equal for every owner.

Who you are dealing with
Golden Rock Resort and Sea Feather Estate belong to a Dutch developer who runs them himself, from the first drawing to the handover. That is why the villas are not sold through an international brokerage, but directly, by one person: someone who spends most of his time on the island and will tell you everything he knows about Statia, the resort, and the villas.

Yes. Your share is transferable to a buyer of your choosing, at a price you agree, with the transfer handled by the notary. Co-owners are informed first.
No. Tax on the acquisition of real estate was settled by the villa company when it bought the land and the villa. You acquire shares, on which no such tax is due.
A fund held by the villa company for future repairs and replacements, so that a new roof or a new kitchen never comes as a surprise bill. It is seeded at purchase and topped up through the monthly contribution.
Acquire a second eighth, in the same villa or another. Each eighth carries six weeks, and the weeks are yours to combine.

Americans and Dutch nationals may spend up to 180 days a year on St. Eustatius without a permit, which is what makes a long winter here practical. For Canadians and for Europeans other than the Dutch, the rule is 90 days within any 180-day period. If you want to be on the island longer than that, there is a route for it; ask us and we will walk you through what it involves.
Through St. Maarten or St. Kitts, and then one short flight. Both islands are served by direct flights from the larger cities in the United States and Canada, so the long leg is an ordinary route rather than an expedition. From St. Maarten, Winair flies to Statia in about twenty minutes; from St. Kitts, FlyDCI flies the same short hop. The resort driver meets you at the airport.
Yes. Your shares pass to your heirs like any other asset, and the transfer is handled by the notary. Nothing in the co-ownership structure limits that, and your heirs step into the same six weeks a year. Several buyers see this as part of the point: a house on the island that stays in the family without one generation carrying the whole cost.
You will know them. Eight owners to a villa is small enough that everyone is a name rather than a number, and we are careful about who joins a villa. The villa company is professionally managed on the owners’ behalf, so day-to-day matters — maintenance, the garden, insurance, the reserve — are handled without a committee. The larger decisions are set out in the shareholders’ agreement, which you receive before you sign.
One monthly contribution of USD 650 for the Luxury Villa, or USD 700 for the Supreme, which covers property taxes, insurance, the resort fee, garden, pool, and villa maintenance, professional management, and the reserve for the villa and its inventory. On top of that, cleaning is charged per visit and utilities at local rates, so you pay only for the weeks you are there. There is no separate annual bill and no assessment out of the blue; that is what the reserve is for.
Yes, and beyond what the code requires. The mandatory standard here is category 5; Sea Feather Estate is built above it. Walls and roof are solid concrete, five centimeters — about two inches — thicker than the norm, and the rest of the villa is engineered in the same spirit rather than to the minimum.
